Who is building for?

Independent living for seniors 55 yrs and older. One half of the units rent at market rates. One half of the units rent is related to income.

How many units in total?

There are 72 rental units in total

  • All units have one bathroom with a bathtub with a grab bar.
Eight - 2 bedroom units 884sq. Ft. Balcony
Sixty - 1 bedroom units 630 Sq. Ft. Balcony

How much are the market rents?

Two bedroom units     $ 960.00        One bedroom units    $ 760.00
For market units gross family income should be approximately $3,200 per month or less.

How many units are subsidized?   

32 One bedroom units are subsidized    
4 Studio Wheel Chair modified units are subsidized

Does the Government provide monthly subsidies to the Society of Hope for Apple Valley subsidized units?

No.  The Society must manage the property from rental incomes it charges. The Federal, Provincial and Municipal Governments have provided one time grants of $5,650,000 equity to make this project possible. 

How much is the subsidized rent?

One bedroom units are subsidized from $760.00 per month down as low as $501.00 per month.
There are no subsidized two bedroom units.

What method can I pay rent?

All Tenants must agree to be on Pre-authorized Debit (PAD)  

How much is the damage deposit?

Studio and One Bedroom - $380.00
Two Bedroom is - $480.00 

Are there any meals provided?

No – Each unit is self contained with its own kitchen.
There is “Community Hall” kitchen in the Rec. Center if Tenants desire to put on a coordinated event.

Is this a no smoking building?

Smoking is not permitted in common areas of the building, in suites or on balconies.

Is there a Tenants organization for social events?

Their is a group of residents that coordinate regular events in the Ziglar Recreation Centre.

Can I have a BBQ on my deck?

No - due to fire risk.

Is there any current vacancy?

All units are currently rented.

Auto, Scooter and bicycle parking:

 

There is automobile parking available. There are different fees for covered heated parking, and outside parking. There is no charge for scooter or Bicycle parking. 

There are 36 underground parking stalls in the parkade.

  • The cost to rent a covered and heated parking stall is $30.00 per month. 
  • There are 26 outdoor surface parking stalls.  The cost to rent a surface stall is $10.00 per month
  • Covered Bicycle parking – 9 Stalls – No charge
  • Electric Scooter parking stalls –  No charge

Is there a place to plug in electric scooters?

Yes – in the parkade. There is a designated “scooter area" in the parkade. 

Are electric scooters permitted in the hallways or in your units?

No.

What is the color scheme?

Earth tones in suite. Wall color is called “Buffy”. 
Cream colored trim.  

What is the significance of the red and white colors on the building?

The red and white celebrate the color of a red Okanagan apple.  

What color are carpets in the suites?

There are no carpets. Each suite is done in vinyl that looks like hardwood.

 

Appliances / Plumbing / Heating & Cooling

 

What appliances are included in the rent?

Standard 18 cubic ft Fridge (with Freezer on top), Electric Stove and Air Conditioner.
*All appliances are black 

Are there laundry facilities in the building?

There is no public laundry facility; each unit has a hook-up for washers and dryers.
The Society does not provide washers and dryers, but does provide the hook-up. 

Is each unit plumbed for standard washers and dryers?

Yes. 

Do units have a dishwasher?

The 2 bedroom units come with a dishwasher.
The one bedroom units do not have a dishwasher. 

Bathrooms?

Each unit has one three piece bathroom
Two bedroom units only have one bathroom 

What height are toilets?

Each toilet is a 16.5” raised rim toilet with slow closing toilet seats. 

Does each unit have a bathtub?

Yes Fibreglass molded tubs with a metal grab bar are provided in each unit. The 4 Wheel Chari units have roll in showers.

Kitchen sink?

Each kitchen is equipped with a double stainless steel sink.  

How are units heated?

Electric baseboard heat.  

Is electricity included in the rent?

No – Each Tenant must make arrangements with FortisBC for their own electricity.  

Is hot water included in the rent?

Yes.  

Is Air Conditioning included?

The Society provides an air conditioner in each unit. The electricity cost to run the air conditioner is paid by the Tenant.  

How are the hallways cooled?

The Society has installed a air conditioning to cool the hallways in the summer.

Is there an elevator in the building?

Yes - one elevator at the West end of the building. 

What about Pets?

The Society has a Pet policy. A tenant may keep the following animals as a pet:

  1. a bird;
  2. a fish;
  3. a rodent

Sorry, no cats, dogs rabbits or chickens.

Do I need personal belongings insurance?

Tenants are strongly encouraged to carry adequate insurance coverage for fire, smoke, and water damage, and theft, on their own possessions. Tenants may be held liable for accidental injury, damage or breakage arising from the Tenants abusive, willful or negligent act or omission, or that of their guests. 

Are Future phases planned?

Yes, this is Phase I,  Phase II is proposed for the near future - subject to financing.  

Community Gardens – Is there a place I can garden?

Their are garden plots available on the site for interested residents. 

Ziglar Recreation and Senior Support Center: (ZRSSC)

Monthly access fee: $15.00
The Ziglar Recreation Centre is approximately 12,000 square feet and offers the following amenities:

Community Hall and kitchen (575 sq. ft.)
Library and Card room with Fire place (936 sq. ft)
Shuffle Board; ping pong table and darts. (503 sq. ft.)
6 lane bowling alley (5 pin) (4519 sq. ft.)
Multi-purpose room (575 sq. ft.)
Board Room (298 sq. ft)
Meeting room (103 sq. ft.)

Do I have to pay the access fee for the Recreation Center even if I do not want to use it?

Yes.  

Why is the Recreation center named in honor of Gordon and Helen Ziglar?

The Ziglar family donated a significant piece of land to the Society of Hope in the 1990’s to help provide equity to build a senior housing complex with active recreation and social amenities.  The Recreation Center is named in their honor and to acknowledge this gift.  

What Senior Support Services are there?

The Seniors Outreach Services Society will be operating from the ZRSSC building. This organization offers assistance to seniors in the community. Advice; housing information; information regarding community services; conducts annual safety fair; Elder Guide; Income tax preparation; visitation etc

(The Society is in discussion with Interior Health to locate an Adult Day Care Program several days a week in the ZRSSC.) 

Are their nursing services in the building?

No. All nursing services must be arranged personally with Interior Health.
